The Objektvermarktung (Property advertisement) workflow (tag Immobilieninserat) takes you from the media material through the listing and viewings to selecting the new tenant. Create it via Neue Aufgabe (New task) as soon as a unit becomes free or is vacant. Mandatory details are property and unit.

The steps in detail

Check media material

Check whether current photos and floor plans are stored in the unit’s Datenbank (Documents). If material is missing, organise photos. The AI can suggest photos from the existing documents.

Create & publish listing

The agent generates the listing text from the unit data (rooms, area, rent, equipment) in the language of the task and suggests suitable photos. Review and correct the text. Publish the listing in ImmoMig; mory does not publish itself but provides text and images.

Assign viewing responsibility

Decide who conducts viewings (property manager, caretaker or external person) and add that person as a participant in the task. Enter viewing appointments in the calendar.

Check prospective tenants

Attach incoming applications to the task; the AI extracts the data from application form and debt enforcement extract. Check creditworthiness and make your selection. The agent drafts declines to unsuccessful applicants.

Set up new tenant

Record the chosen party as a Person and open the move-in ticket: the Tenant move-in workflow is linked and takes over property, unit and tenant.

Close & archive

Deactivate the listing in ImmoMig and close the task. It moves to the Archiv (archive).

Tips & pitfalls

The more completely the unit is maintained (area, rooms, equipment, rent, service charges), the better the generated listing text.
Check generated listing texts for rent, availability and equipment details. The agent must not invent anything, but it does carry over errors in the master data.
  • Vacancies appear in the dashboard (vacancy rate, Vermietungen) and under action required on the property.
  • For a termination with direct re-letting, the Tenant change already covers the listing.
