Under Bewirtschaftung › Ausstattung (Property management › Equipment) you manage all appliances and building components of your properties. This page explains how to create equipment, how mory detects it automatically and how maintenance deadlines arise.

What equipment is

Equipment covers appliances and building components that belong to a property or to a single unit, for example elevator, heating or roof at property level and washing machine or oven at unit level. Tasks such as damage reports are linked to the affected equipment.

Creating new equipment

Choose the location

Click the plus button. Choose the property (required) and optionally the unit. The location is set automatically from this.

Classify

From the predefined lists, choose category, then type, then specification. The predefined values keep names consistent.

Add details

Enter the name, the expected lifespan and the condition. Further fields such as installation date and maintenance dates can be added later in the sidebar.
On the detail page the sidebar shows category, type, specification and lifespan. You edit the fields directly by clicking on them.

Automatic creation

mory also creates equipment automatically when it is detected in emails or documents, for example when a tenant reports a broken dishwasher or an invoice mentions a new heating system. The related task shows a notice that equipment was created. Review the entry and add any missing details.

Preventing and merging duplicates

When creating equipment, mory checks whether similar equipment already exists at the same location and prevents duplicates. If two entries for the same appliance exist anyway, you can merge them. Linked tasks and documents are transferred to the remaining entry.

Maintenance and responsibility

  • If a Nächste Wartung (next maintenance) date is set, mory creates a deadline from it. It appears on the dashboard under maintenance and under Meine Fristen (My deadlines).
  • The property’s responsible person is automatically in charge. You do not need to maintain responsibility per appliance.
  • For damage reports, mory uses the equipment category to suggest suitable contractors, e.g. plumbing for a broken boiler. See Companies.
If an appliance was assigned to a unit by mistake although it concerns the whole building, you can move the equipment from the unit to property level. Change the location in the sidebar to do so.
