The Dashboard is your start page in mory. It shows at a glance how your properties are doing, which tasks are urgent and which deadlines are coming up. This page explains every tile and section.

Filters at the top

Two filters above the tiles control which data the dashboard shows: Use Alle Filter entfernen (Remove all filters) to see the whole portfolio you have access to.

KPI tiles

Rental income & vacancy

The bar chart shows net rent per month over recent months. Next to it you see Einnahmen vs. Leerstand (Income vs. vacancy): how much rent you actually collect and how much you lose to vacant units. The figures are based on the tenancies recorded under Bewirtschaftung › Einheiten (Management › Units).

Important tasks

This section lists tasks that are overdue or urgent. Clicking a row opens the task. Mehr anzeigen (Show more) takes you to the full task list, and Als Excel (As Excel) exports the list for meetings or reporting.
Important emails that mory rated as relevant in the Posteingang (Inbox) also appear in your daily list, so nothing slips through even before a task exists.

Lettings

This section lists all properties with an ongoing tenant change. For each one you see:
  • Status im Prozess (Process status): the current checklist step, e.g. “Übergabetermin planen: Schritt 10 von 17” (Schedule handover: step 10 of 17).
  • Verantwortlich (Responsible): the property manager leading the case.
  • Belegung (Occupancy): whether and from when the unit is let again.
Clicking a row takes you straight to the related task and its checklist.

Deadlines & indices

The table shows all upcoming deadlines from contracts and equipment. Use the tabs to narrow down:
  • Alle (All): every deadline
  • Optionen (Options): option rights in lease contracts
  • Laufzeiten (Terms): contract expiries and notice periods
  • Index & Staffelung (Index & step rent): dates for index adjustments and stepped rents
  • Wartung (Maintenance): maintenance deadlines for equipment (e.g. heating, elevator)
Columns: Objekt (Object), Typ (Type), Stichtag (Due date), Verbleibend (Remaining days) and Detail with a link into the unit or equipment. The row colour indicates urgency: dringend (urgent, red), bald fällig (due soon, orange) and im Blick (on watch, neutral). To learn how deadlines are created and completed, see Deadlines.

Condominium (STWEG) planning

For properties of the category STWEG (condominium association), this section shows upcoming assembly dates and planning milestones so you can prepare invitations and documents in time.
