Creating a unit

Add a unit
Open the property and switch to the Einheiten (Units) tab. Click the plus button to create a new unit.

Enter master data
Enter name, type (e.g. Wohnung/apartment, Büro/office, Parkplatz/parking, Lager/storage), floor, number of rooms, area and EWID, and mark whether the unit is furnished.

Save
On saving, mory automatically creates the standard equipment for the chosen type. You can add to it in the Ausstattung (Equipment) tab.
Recording a tenancy
A tenancy consists of a contract and one or more tenants. You record it in the unit’s Mietverhältnis (Tenancy) tab.1
Contract
Lease start, lease end (for fixed-term contracts), rent start date, notice period and whether the contract is fixed-term.

Parties
Add the tenants, as a person or as a company. Mark one main tenant. Several tenants per unit are possible.

Rent
Enter net rent and additional costs. mory calculates the gross rent automatically. Set the payment term.

Deposit
Amount, form of deposit, account and whether the deposit has been paid.

Index and reference interest rate
Enter the reference interest rate and index level. You can also record option, index and step-up rent (Staffelung).
Deadlines are created automatically from the contract data, for example for contract expiry, options, index adjustments and step-ups. They appear on the dashboard and under Meine Fristen (My deadlines). See Deadlines.
Tenancy status
You do not set the status yourself. mory sets it automatically based on the contract data and the recorded tenants:
A tenancy only becomes active once at least one tenant is recorded. The main tenant of the active contract is shown on the unit, and the unit counts as occupied. Without an active contract it counts as vacant. In the Mietverhältnis tab the active contract is expanded by default.
