# Tenant change

> The combined tenant change workflow with 26 steps for move-out, advertisement and move-in in one task.

The **Mieterwechsel** (Tenant change) workflow combines move-out, re-letting and move-in in a single task. Use it when a termination is directly followed by re-letting. If only one part applies (for example a move-in to a vacant apartment), the individual workflows [Tenant move-out](/en/workflows/tenant-move-out) and [Tenant move-in](/en/workflows/tenant-move-in) fit better.

Create the task via **Neue Aufgabe** (New task) with property, unit and the departing tenant, or let the AI recognise the termination from the inbox. Unlike damage reports, mory does not send an automatic confirmation email to the tenant at the start; you create the termination confirmation in step 4.

## The phases in detail

  <Step title="Move-out (steps 1 to 7)">
    Attach the termination; the AI reads dates and deadlines and loads the tenant file. Update the ERP data in ImmoTop (end of lease). mory generates the termination confirmation from **Vorlagen** (Templates) and drafts the owner email. For renovation needs, record each item as a line: for every line mory opens a linked damage ticket that you process in parallel. "Complete move-out" ends the first phase.

  <Step title="Marketing (steps 8 to 10)">
    Create and publish the advertisement in ImmoMig; mory helps with AI-generated listing text, see [Property advertisement](/en/workflows/property-advertisement). Record the departing tenant's forwarding address on the **Person**. In tenant selection, record the chosen party; it is taken over as the incoming person in the task.

  <Step title="Move-in (steps 11 to 23)">
    Check the application documents (the AI extracts personal and bank data). Create lease and cover letters from the templates in two deliveries; check and countersign the returned lease. Enter ERP data in ImmoTop, send the name plate order email, register service charges, sign addenda and pet agreement. Confirm the handover appointment, prepare the protocol in the [handover protocol app](/en/channels/handover-protocol), check deposit and first rent, finalise the protocol. Defects from the protocol become damage tickets.

  <Step title="Closure (steps 24 to 26)">
    Create the final statement for the departing tenant, archive their file (ELO) and complete the tenant change. The task moves to the **Archiv** (archive); the old lease is ended, the new one active.

## Tracking progress

The dashboard section Vermietungen (Lettings) shows all ongoing tenant changes with their progress. On the **Liegenschaft** (property) you also see the change in the tenant change timeline.

## Tips & pitfalls

  Linked damage tickets from the renovation needs are shown in the **Aufgaben** (Tasks) tab of the tenant change task. Complete them before the handover appointment.
