# The property page

> All tabs, sidebar sections and team roles of the property page explained.

The property page is the central view of a property. Here you see key figures, units, equipment, partners, documents and finances, and you maintain master data in the sidebar.

## The tabs

### Overview

The **Übersicht** (Overview) tab summarizes the state of the property:

* **KPI tiles**: net rent per month, gross yield, vacancy, units, property value and management fee.
* **Rent and vacancy trend**: development of rental income and vacancy over time.
* **Tenant change timeline**: planned and past move-ins and move-outs.
* **Handlungsbedarf** (Action required): missing data, vacancies and upcoming deadlines.
* **Eigentümer** (Owners): the owners with their owner intent and special wishes, which mory takes into account for suggestions and decisions.
* **Team**: the responsible team members.

## The sidebar

The right sidebar has the sections **Details**, **Kommentare** (Comments) and **Workflows**. Under **Details** you find the master data in groups:

### Authority limit

The **Kompetenzsumme** (authority limit) defines the amount up to which mory or the property manager may decide without the owner's approval. If an order or quote exceeds the automatic authority limit, mory requests the owner's approval instead of deciding on its own. The delegation limit additionally caps what may be delegated.

  Check the authority limit for every new property. A value that is too high can lead to orders being placed without consulting the owner.

### Editing fields

All sidebar fields are edited directly: click the field or **Set…**, enter the value and confirm. Which fields are shown may differ depending on your company's settings.

## Team roles

In the **Team** section you assign the following roles:

* **Verantwortliche/r Liegenschaft** (property manager): main contact, receives new tasks for the property.
* **Stv.** (deputy): stands in for the property manager.
* **Buchhalter/in** and **Stv. Buchhalter/in** (accountant and deputy accountant): responsible for finances and statements.
* **Supervisor**: oversees the property, e.g. team lead.
* **Service Center**: first point of contact for requests.
