# Managing properties

> How to read the property list, create a new property and export the rent roll.

Under **Bewirtschaftung › Liegenschaften** (Property management › Properties) you find all properties of your company. This page explains how to use the list, how to create a property with address and building data, and how to export the rent roll as a PDF.

## The property list

The table shows the key figures of each property at a glance.

| Column                                              | Meaning                                            |

| Name, Adresse (Address)                             | Name and location of the property                  |
| Einheiten (Units)                                   | Number of recorded units                           |
| Belegung (Occupancy)                                | Share of rented units                              |
| Offene Aufgaben (Open tasks)                        | Number of unfinished tasks for the property        |
| Mieter, Miete (Tenants, Rent)                       | Number of tenants and current rental income        |
| Details / Fläche (Area)                             | Additional details such as total area              |
| Verantwortliche/r Liegenschaft, Stv., Buchhalter/in | Property manager, deputy and accountant            |
| Organisation                                        | Organization the property belongs to               |
| Status                                              | Current management status, e.g. **Aktiv** (Active) |

Above the table you can search, sort by column and filter by type. With many properties, page through the list at the bottom. Clicking a row opens the [property page](/en/management/property-page).

## Creating a new property

  <Step title="Choose the organization">
    Click **Neue Liegenschaft** (New property). If you belong to several **Organisationen** (organizations), first choose which one the property belongs to.

  <Step title="Enter the address">
    Start typing the address. mory suggests matching addresses. Select the correct entry.

  <Step title="Import building and unit data">
    For the selected address, mory automatically imports building data (e.g. EGID, year of construction) and the units from the Swiss federal register of buildings and dwellings (GWR). Review the suggestions and adjust them if needed.
  </Step>

  <Step title="Set type and property category">
    Define the property type. For owners' associations, also choose the property category **STWEG** (condominium) or **MEG** (co-ownership).
  </Step>

  <Step title="Assign the team">
    Choose the responsible property manager and other team roles. Roles can be changed later on the property page.
  </Step>

After saving, the property gets the status **Aktiv** (Active). Enter the **Management-Start** and, if known, the **Management-Ende** (management end) in the sidebar of the property page.

  You can also create a property directly from a person record, for example when you register a new owner. The person is then linked to the property automatically.

## Exporting the rent roll as PDF

The rent roll lists all units with their tenancies and rents.

1. Open the property and switch to the **Einheiten** (Units) tab.
2. Choose the rent roll export function.
3. mory creates a PDF with the current data that you can save or forward.

  The rent roll is based on the recorded tenancies. Missing or outdated contracts show up accordingly. See [Units & tenancies](/en/management/units-tenancies) for how to maintain them.
